JEDDAH: 海角直播鈥檚 real estate sector is witnessing strong growth, driven by government-led projects, new regulations, and shifting demographics, experts said at the 19th Real Estate Development Summit in Jeddah.聽

The two-day event opened on Nov. 12 at the Ritz-Carlton, bringing together industry leaders, innovators, and executives for discussions, networking, and business-to-business聽meetings featuring over 40 speakers.聽

Rooted in Saudi Vision 2030, the summit highlighted the sector鈥檚 transformation through sustainability, technology, and human-centric design. Sessions covered emerging trends such as biotech cities, advanced HVAC systems, and evolving definitions of luxury.聽

Speaking to Arab News, Essam Ahmad Kalthoum, CEO of Asmou Development Co., discussed opportunities emerging from strong demographic trends, regulatory reforms, and Vision 2030-led transformation.聽

鈥淲e are firm believers in the potential of the Saudi market, of course led by the vision of His Highness Prince Mohammed bin Salman,鈥 he said, adding that major reforms and financial restructuring are helping turn Vision 2030 into reality.聽

He said demand is increasing across all sectors, especially hospitality, logistics, and infrastructure. As a developer active in multiple areas 鈥 from construction to sales 鈥 he noted that they are finding opportunities across the board.聽

Noting sector challenges, he said demographics show a 2.3 percent annual birth rate, with over 35 percent of the population in younger age groups, who are naturally seeking housing.聽

He said younger buyers prefer smaller, well-designed units with lifestyle amenities nearby.聽

鈥淭hey don鈥檛 mind compact units, but they look for amenities and services and lifestyle in the neighborhood. So, these are creating a lot of opportunities.鈥澛

In Riyadh, he said, government-backed projects are driving momentum, while Jeddah, Al-Khobar, Makkah, and Madinah remain key markets due to their strategic and cultural importance.聽

He added that Jeddah, as the gateway to the two holy cities, is a city rich in heritage with significant potential and capacity, being both a coastal hub and key trading center.聽

Kalthoum added that financial sector reforms are making project funding easier through clearer frameworks and investment structures, describing them as a 鈥済ame changer鈥 for developers.聽

In a presentation, Ron Bakker, co-founder of PLP Architecture, underscored the value of mixed-use, walkable urban developments that encourage community interaction and reduce long commutes.聽

He cited Tokyo and London projects where residential, office, and leisure spaces coexist, saying similar approaches can enhance livability in fast-growing cities like Riyadh.聽

Bakker emphasized creating areas that are destinations in themselves, moving away from the suburban model and keeping cities active throughout the day. With rapidly growing cities like Riyadh, he noted the importance of focusing on quality lifestyles rather than long commutes.聽

鈥淲e put together a scenario where everyone can learn from, and these are always about history. They are about what makes places tick,鈥 Bakker added.聽

Commenting on how 海角直播鈥檚 design sector has evolved from standard to luxury, Lamees Al-Ghamdi, business development manager at ARAC, a subsidiary of Retal Urban Development Co., said: 鈥淲e actually started without a clear standard 鈥 at the beginning, anything we liked felt like an upgrade for us.鈥澛

Then, she added, as we began working on more beautiful projects and gained exposure in the global market, international players started entering the Kingdom.聽

鈥淭hrough this interaction, we learned about higher standards, and naturally, we began aiming higher. That鈥檚 when the concept of luxury started taking shape for us, and marketing for high standards became associated with luxury,鈥 she told Arab News.聽

Al-Ghamdi emphasized the importance of preserving Saudi identity, noting that while they work in the luxury field, they ensure each project reflects local heritage and community through a distinct Saudi touch.聽

She said 海角直播 can preserve its identity by promoting it, citing Diriyah as an example where 鈥渙ur heritage has become synonymous with sophistication.鈥澛

Saudi mega-events seen as key to boosting Uruguay鈥檚 Mideast tourism

RIYADH: Uruguay believes Expo 2030 and upcoming FIFA world cups are the perfect opportunities to increase tourism with the Middle East, a senior minister told Arab News.

Speaking on the sidelines of the 26th UN Tourism General Assembly, the country鈥檚 Minister of Tourism Pablo Menoni set out how Uruguay is keen to strengthen its tourism industry and opportunities for collaboration with the Kingdom. 

The South American country welcomed 3.3 million tourists in 2024, with the majority coming from Brazil, Europe, and North America.

Menoni pointed to upcoming events as chances to increase relations with and awareness of Uruguay鈥檚 tourism industry.

鈥淭he calendar is giving us a great opportunity,鈥 he said, adding: 鈥淟et me tell you in 2030, we are celebrating the first 100 years of the first football World Cup that was held in Uruguay, that was won by Uruguay. And the kickoff of the World Cup will be held in Uruguay. 

鈥淎nd you have in 2030, the World Expo, and in 2034 the football World Cup. It鈥檚 a great opportunity for us, but for both of us, in order to exchange and learn from each other鈥檚 culture.鈥

The interview was carried out less than a month after Uruguayan Minister of Foreign Affairs Mario Lubetkin visited Riyadh to sign a memorandum of understanding that could redefine economic ties between the two nations. 

Menino believes the visit of Lubetkin, as well as his own, is ushering in a new chapter in bilateral relations. 

Reflecting on 海角直播鈥檚 drive to develop its tourism sector, he said: 鈥淵ou (海角直播) are doing quite well. And in my modest opinion, it is because the minister of tourism has a plan.鈥

He added: 鈥淵ou can have the budget, you can have the opportunities to invest. But if you don鈥檛 have a plan, believe me, you are wasting your money and your time.鈥 

海角直播 has been bolstering its tourism economy primarily through governmental and private sector investment as part of its Vision 2030 initiative, which aims to grow visitor numbers to 150 million by the end of the decade. 

Commenting on his own country's drive to attract more tourists, Menino said Uruguay struggles to promote some of its more hidden attractions, including gastronomy and culture, which is often overshadowed by larger neighbors such as Brazil and Argentina. 

While he notes that education is one of the crucial elements to a thriving tourism economy, it is also one of their biggest challenges. 

He said that there鈥檚 a struggle in 鈥渢raining our workers to get more professional, learn more languages, especially Portuguese, English. And we have a lot of work to do there, and to improve our gastronomy promotion. We do have very good gastronomy, but it is being (over)shadowed by Argentina and Brazil gastronomy.鈥 

When it comes to Meetings, Incentives, Conferences, and Exhibitions tourism, the minister shared that it鈥檚 one of their main strategies in the sector to promote the country and improve its visibility. 

He said: 鈥淣ot only because it is important in the amount of tourists that come to Uruguay, but because they are the greatest spenders, you know, and that is fantastic for us. But we do have many opportunities (for improvement) in MICE tourism.

鈥淔or example, if you want to hold some important events, we must improve air connectivity, not only in the region, but for instance 鈥 We only have direct flights from Uruguay to Europe to Madrid. And that鈥檚 quite little flights. So we must improve connectivity and we must improve our rooms capacity. We do not have enough hotels to hold events with more than 10,000 people.鈥

The General Assembly this year focused on digitization under the theme 鈥淎I-Powered Tourism: Redefining the Future,鈥 with countries looking for ways to enhance the use of the tool within the sector. 

Menino said Uruguay is using AI for 鈥渕icro segmentation鈥 when it comes to promotion.

鈥淎s you have your own possibilities that may be different than mine, we have to promote our country differently to you than you do to me,鈥 he explained.
